Is there a customary amount that sellers pay towards closing costs?
Q. I'm planning on buying a home in Chicago for about $400K. My friend told me expect to pay about 25K in closing costs unless your seller helps you out. Traditionally do sellers ever pay all of the closing costs? If not all, what kind of percentage do sellers typically give towards closing costs?

A. Sellers do not typically pay any of the closing costs unless agreed to in the contract of sale. 25K is a bit high for a 400K loan. I would expect it to be more in the 10K-12K range.

A. First I would try and put this in the agents lap. Tell them if they can not get this re installed you will be contacting an attorney about getting new appliances to replace the old ones. If that does not help then I would contact an attorney. If you did not use an agent then I would contact the sellers directly first before using the attorney.

A. Retail price is only the suggest price. The manufacturer sells products to retailers, who then turn around and sell it to consumers. However, the manufacturer's price to the retailers is much lower than what the retailer sells to the consumers. This difference is where the retailer makes its money. Of course, the retailer is usually given the freedom to set their own price for the goods. For example, those $200 jeans probably only cost the manufacturer $5 to make, and were sold to the retailer for $15/pair. If the retailer thinks he can sell them for $200/pair, so be it. If he wants to sell them cheaper than his neighbors, and only charge $50, so be it. Either way, the manufacturer has already made its money when it sold the jeans… [cont.]

A. Your offer most probably has been submitted, since the seller's real estate agent would not stand to make a commission if it were NOT submitted. Furthermore, there are regulations which require that the offer be submitted. I assume you are anxious because you've not heard anything back. If this is a foreclosure or similar, and bank approval or acceptance is required for this offer, be patient. The lender will respond when THEY are ready to do so. Right now, with the glut of foreclosures their loss mitigation departments are handling, their case loads are heavy. It's not all that unusual for a month, or even more, to pass before you hear anything from a bank.

A. Your offer most probably has been submitted, since the seller's real estate agent would not stand to make a commission if it were NOT submitted. Furthermore, there are regulations which require that the offer be submitted. I assume you are anxious because you've not heard anything back. If this is a foreclosure or similar, and bank approval or acceptance is required for this offer, be patient. The lender will respond when THEY are ready to do so. Right now, with the glut of foreclosures their loss mitigation departments are handling, their case loads are heavy. It's not all that unusual for a month, or even more, to pass before you hear anything from a bank.
